Project Management in the Chemical Industry.

What is a Constructability Study Report?

Constructability report reflects an overview of various constructability aspects that needs to be taken due consideratiom during the actual execution of the project at site. It is important to mention here that constructability aspects of each process plants/units needs to be revisited during the deveoplment stage of equipment layout.

This study report highlights major site features while developing equipment layout of process plant/units.

Constructability report is not an engineering specification, however it may covers & highlights various engineering aspect that needs to be taken due consideration by Detailed Engineering Contractor while preparation of engineering deliverable & Construction.

Constructability report is generally prepared based on the data of DFR & the details furnished in the report are for estimation purpose only. The estimates mentioned in the report are based on the experience of similar projects executed in the past. Since process plant/unit details including licensors are yet to be frozen at this stage, there are likely chances of variation in the estimated quantities and equipments mentioned in the Constructability report.

Following are the Major features that the report contains

1.0 Introduction: Brief description of the Project.

2.0 Project Overview:
This contains the following information..
Project Location : .......................................
Estimated Project: .......................................
Project Schedule : .......................................
Mode of Execution :.......................................
Facility Details : .......................................

3.0 Purpose of the Document:
Constructability study report is a comprehensive document and covers the following detailing
1. Estimation of the construction load with respect to man, machine & material requirements.
2. Identification of Major ODC equipments & Major heavy lift equipments as envisaged during the new process plants/units.
3. Estimation of requirement of construction water, constriction power during the project execution.
4. Estimation of the laydown area requirement for project activities.
5. Estimation of warehouse area required for storing project material.
6. Estimation of heavy lift crane requirement used during project execution.
7. Study of the plot plan for the project with emphasis on the following :
a. Barricading requirement for isolation of existing plant/units from construction sites of new process plant/units.
b. Identification of movement area of construction man power, machine and material within the plant premises.
c. Identification of approach during the construction phase of the project.
d. Identification of the hindrances in the existing plant with respect to new facilities related to electrical, instrumentation & piping.
e. Identification of ODC movement path to designated process plants/units.
f. Identification of area & special requirements during erection of heavy lift equipments.
8. Expected construction challenges during the project including ODC equipment erection.
9. Study for optimization of site construction activity with emphasize on modular construction to the maximum extent.
10. Study of HSE Requirements during construction.
11. Study for identification of the activities to be carried out before the start of construction phase like widening of roads, requirement of peripheral drains, etc.

4.0 Plant/Unit wise execution philosophy:
An execution plan shall be well defined which take care of atleast the following and the execution route of the project to be defined with benefits

..... the committed time schedule,
..... within the estimated cost.
..... meeting statutory requirements and
..... established standards & practices of engineering & construction.
..... ensuring safety, health & environmental practices.

5.0 Expected Tenders for site execution:
Based on the execution philosophy report site tenders can be listed, e.g refer the table for details

2Warehouse Area (Open Storage yard) 15000 m2
3Warehouse Area (Semi closed Storage yard) 500 m2
4Warehouse Area (Closed Storage with Rack and Bins) 2000 m2
5Batching plant (Incl. Cement Godown Area 10000 m2

11.0 Requirements of Heavy Lift Cranes: Based on the equipments requirement as listed elsewhere in the report expected number of cranes required during execution of project are listed below:

S.No.Crane Capacity Required Nos
11000-1500 MT 1
1500-1000 MT 2
1250-500 MT 2
1100-250 MT 3
1UPTO 100MT 7

It is strongly recommended the utilization of Tower Cranes (Especially in the unit pipe rack areas) to the maximum extent to avoid congestion due to heavy manpower, material & crane movement during peak construction period. Possibility of using ringer crane shall also be explored once equipment layouts are finalized. For the safety reasons movement of material through Hydra’s are not recommended.
